What are the office hours for the Property Management Centre?

Monday to Sunday 8.30am to 5.00pm          

Closed Christmas Day, New Years Day and Good Friday.

 

What if I see a property I'd like to view? 

Please contact our office to arrange a suitable time to view properties during office hours.  

 

What information will I need when I apply for a property? 

You will need to complete a Tenancy Application, which includes, but is not limited to, personal information, employment details, tenancy history and referees. You will also be required to pay for a credit check which is undertaken on the spot.

We endeavour to process applications within 48 hours of being completed application received.  

How much will I need to pay in advance? 

Once notified of your application being approved, we will set up an appointment to complete the Residential Tenancy Agreement and related documentation.

At your appointment to complete the Residential Tenancy Agreement, you must pay the following:

  • Rent:  One week rent in advance
  • Bond: Equivalent to four weeks rent
  • Letting Fee: $100.00

Once all necessary paperwork signed and all monies paid, we will be able to issue you with keys to your new home.

Rent under your Residential Tenancy Agreement is payable in advance.  If at any time you are unable to make a rental payment, on or before the due date, please make immediate contact with your Property Manager.

 

Your bond will be lodged with the Tenancy Services.  The bond is held as security against any damage or undue wear and tear.  The bond will be refunded promptly after you vacate, provided the premises are left in as close as possible to the same condition as when your tenancy commenced and there are no monies owing.

 

What is the procedure for routine inspections?

During the course of your tenancy, your Property Manager will inspect the premises periodically.  These inspections are carried out during our normal office hours.  You will receive written notification in advance and are welcome to be present during an inspection. 

 

What insurance do I need?

We strongly recommend you arrange your own contents insurance, as your possessions will not be covered by the owner’s insurance.

 

What if the property needs repairs and maintenance?

All repairs and maintenance requests can be telephoned, emailed or faxed directly to our Property Management Centre.

All repairs are attended to as promptly as possible; however, it is often necessary to obtain the property owner’s approval and/or quotes before any work can commence, so a delay is sometimes unavoidable.

In the event of an emergency, please contact our Property Management Centre.

If firm arrangements regarding access for any trades people are not kept by you, the service charge for calling the tradesperson will be automatically passed on to you for payment.

Where applicable, the upkeep of the gardens and grounds are your responsibility.  Please do not store unnecessary paper, rubbish, bottles, cans etc on or around the premises.  

Can the rent go up during a tenancy?
Yes but
the landlord must provide you with 60 days notice of the increase.  The rent cannot be increased within 180 days after the date the last increase took place or from the start date of the tenancy.

Can I have flatmates?
Yes, as long as the number of people in the property does not exceed that stipulated on the Tenancy Agreement, and you have first obtained full permission of the Landlord. 

A flatmate is not legally responsible for the tenancy.  The only persons who are liable are those who are specifically named and have signed the Tenancy Agreement.
It is common practice for more than one person living in a property to sign the Tenancy Agreement. This makes them all jointly and severally liable for meeting the terms of the agreement.

What about sub-leasing?
Whangamata Real Estate Tenancy Agreements do not permit subleasing or assigning of a tenancy.

When can the Landlord or agent enter the property and how much notice am I entitled to?

Notice for access varies as follows-

  • If you agree, the landlord can enter the property immediately
  • For the purpose of carrying out a routine inspection – 48 hours.
  • For the purpose of carrying out necessary repairs or maintenance – 24 hours
  • For the purpose of showing the property to prospective tenants, purchasers or a registered valuer – by consent (which cannot be unreasonably withheld)

How do I Terminate my Residential Tenancy Agreement? 

Your Residential Tenancy Agreement is a legally binding contract, providing protection for both you and the owner.  If you have a periodic  tenancy, to terminate your Residential Tenancy Agreement you are required to provide Whangamata Real Estate Ltd with twenty one (21) days prior written notice of your intention to vacate the premises.  

 

If you have a fixed term tenancy, this cannot be terminated except by mutual consent of both parties.
